A Highly Commended house extension near Lincoln

The Granaries in Scopwick, south of Lincoln, shows what well-planned building work can do for a home. We built a two-storey wing with a garage and a master bedroom suite, and a single-storey addition that holds open-plan living, the kitchen and a garden room.

Inside, handmade oak king post trusses run under a vaulted ceiling above a wood burner, and wide glazed doors open the whole room onto the patio. Outside, red brick walls and a slate roof sit comfortably with the house.

In the LABC East Midlands Building Excellence Awards 2026 it was Highly Commended for Best Residential Extension. The project team was R Wakefield Building and ASM Architecture, with building control from North Kesteven District Council.

What our customers say

Paraphrased from the testimonials on our previous website.

  • The standard of the work and the care over every small detail could not have been better. The team were always willing to take on our more unusual requests, and they worked around everything an old period building throws at you. We would recommend them.

  • Ryan and the team were a pleasure to have on the job. Everything was done with real precision, everyone turned up on time and was courteous, and they went out of their way to get the things I asked for right. I would point anyone looking for a professional builder their way.

House extensions in Lincoln: your questions

Materials, the build itself, older properties and how we keep you informed.

Still got a question?

Call Ryan to talk your project through, or send a message and we will come back to you.

Do you build house extensions in Lincoln?

Yes. House extensions are the core of our work in Lincoln and the villages around it: single-storey rear and side extensions, two-storey additions, garden rooms and link rooms. Our project at The Granaries in Scopwick was Highly Commended for Best Residential Extension in the LABC East Midlands Building Excellence Awards 2026.

Can you work with my architect and building control?

Yes. On the Scopwick extension we worked alongside ASM Architecture, with building control from North Kesteven District Council. We also bring in our own preferred partners where a project needs them.

What materials do you use for an extension?

Carefully sourced materials chosen to suit the building, because they are what keep its character. On recent projects that has meant brick and stone picked to sit with the existing house, handmade oak king post trusses under vaulted ceilings, slate and clay pantile roofs, and wide glazed doors onto the garden.

Can you take on the whole build, from groundwork to the finish?

Yes. Our trades include groundwork, general building, carpentry and joinery, kitchens and bathrooms. In Ruskington, for example, we built the footings, the shell and the roof of an extension, then knocked through into the house.

Do you work on period and conservation properties?

Yes. Our conservation work is about keeping the history and character of a building while making it work for modern life. Recent examples are new timber doors and windows in old limestone walls at Temple Bruer and the refurbishment of Glenesk, a period property in Woodhall Spa.

Do you do kitchen and bathroom renovations as well as extensions?

Yes. We design and fit kitchens, including worktops and tiling, and renovate bathrooms and wet rooms. They can be part of a larger project or a job on their own.

How will I know how my building project is going?

We stay in close touch with every customer from the first visit until the job is finished. You can call or email us, or message Ryan on WhatsApp, whenever you want an update.

Are you members of a trade body?

Yes. R Wakefield Building Limited is a member of the Federation of Master Builders, and our listing can be seen on the FMB website.
